More apartments coming to Little Italy
The build-out (or build-up?) of Little Italy continues with a new apartment complex slated to break ground right across from the Waterfront Park.
A plot of land on Pacific Highway and West Grape Street occupied by the Days Inn Harbor View hotel was recently purchased for $15 million, and the hotel will be replaced with 1919 Pacific Highway, an eight-story building with 110 units. The property will have a mix of studios and one- and two-bedroom apartments with unobstructed views of the bay, according to a release from Colliers International. Wood Partners—an Atlanta-based developer that has built apartments and high-rises across the country—is behind the project, and local architecture firm Carrier Johnson is in charge of the design.
Rent costs for 1919 Pacific Highway are not available yet, but since demand in that neighborhood is high, it’s safe to assume prices will be at a premium. According to the latest figures from Zumper, the median rent for a one-bedroom in Little Italy is $2,645—around $1,200 higher than San Diego’s average of $1,450.

There’s been a lot of press coverage on Bosa’s ambitious Pacific Gate residential project, a 41-story tower being constructed on Broadway across from the Santa Fe train depot, and the public can get a sneak peak of the condos that will start at $1.4 million for a two-bedroom.
The Vancouver-based developer is hosting an event this Sunday, February 21, at its downtown sales office to unveil a model of Pacific Gate’s 215 units, which range from 1,240 to 2,608 square feet. Kitchens are fitted with custom-designed cabinets that open automatically, retractable pet dishes, and Wolf appliances. A TV is built into the master bathroom, along with a soaking tub made from volcanic limestone.
Bosa calls the project “super prime” real estate in its promotional materials, comparing it to properties such as One Hyde Park in London and Opus in Hong Kong. Sid Landolt, a marketing consultant for Pacific Gate, says the new San Diego development will be one of a few properties on the entire West Coast that can be considered super prime. Residents will have access to resort-like services when it opens in 2017, such as a guest suite, chef concierge, luxury car fleet, and private boat share, and there’s space on the lower floors for 15,000 square feet of retail.

“Luxury living” seems to be this week’s theme, as another high-end property is taking shape over in Hillcrest.
Atelier, a complex of 12 townhomes near Third and Robinson Avenues, is scheduled to be completed in May. A release from brokerage firm Team Cairncross says each home is detached—there are no shared walls or foundations between units—and will have its own private rooftop terrace. Prices start at the mid $700,000s, and the homes are available for viewing starting this weekend.
